Life at Bluff Beach and Finca Limones

  • Quiet and serene. You are surrounded by nature: the tall trees bordering the property, the flat lands of the farm, rolling hills of the jungle and lots of wildlife. There is a large stream and various small ones that run through the farm and down to the beach. The stables and pastures are where you can meet our horses, and the grove is where you can pick limes. The beach is a short walk away, and adventure is always right around the corner.

  • Bluff Beach offers a tranquil yet adventurous lifestyle far away from the higher energy of town. The vibe is quiet and peaceful. You will hear the sound of wildlife all around you, all the time. You can hear the waves crashing on the shore and the rustle of the breeze. The main balance of residents on Bluff include the local indigenous, business owners and expats from around the world. There are all ages here including young families with children, digital nomads, and retirees.

  • Yes, Bluff Beach is considered a safe area for all demographics. Its close-knit community provides a welcoming environment, and crime rates are low and the only occasional crime we see is petty theft. There is a regular police presence in Bluff. We have an active neighborhood to share information and advice or to ask for help. 

  • Bluff Beach offers diverse dining, from casual beachfront spots to upscale restaurants. Options include The View, The Hummingbird, Playa Bluff Lodge, Bom Bom, Hotel S, and Bluff Beach Club.

     

    For shopping, there’s Island Plantation’s gift shop & spa and a small store near the school selling essentials and local meals ($5-$6).

     

    The area has one indigenous school, but most residents send children to Tangerine or Chrysalis School in town.

  • Bluff Beach is known for its surf, which peaks during the high season. The best swimming months are September and October (off-season). Some restaurants may close or reduce hours during the low season, but in the wider Bocas del Toro area, there is always something to do year-round.

  • There are no major restrictions on rental properties or short-term rentals in Bluff Beach. However, all construction must comply with local zoning and environmental regulations.

  • Foreign investors can purchase land in Panama without restrictions, including properties near Bluff Beach. The process involves:

    1. Hiring a lawyer for due diligence (we recommend Daniel Anaya).

    2. Drafting the purchase agreement.

    3. Transferring the title through Panama’s Public Registry system.

  • Yes, non-citizens and non-residents can legally own titled land in Panama. There are no restrictions on foreign ownership.
